Does this calculator handle Multiple Dwellings Relief?
No. Multiple Dwellings Relief was abolished for England/NI transactions from 1 June 2024, and this calculator doesn't model it for any nation. If you're buying more than one dwelling in a single transaction, speak to a solicitor or conveyancer.
Does this calculator handle linked transactions?
No. Linked transactions - separate purchases treated as one for tax purposes - aren't modelled here. Speak to a solicitor or conveyancer if your purchase might be linked to another.
Does this calculator handle leasehold net-present-value charges?
No. Leasehold net-present-value-of-rent charges aren't modelled here. This calculator assumes a standard freehold or long-leasehold purchase price only.
Does this calculator handle the 6-or-more-dwellings election?
No. The non-residential 6-or-more-dwellings election isn't modelled here. If you're buying six or more dwellings in one transaction, speak to a solicitor or conveyancer about whether this election could apply.
Does this calculator handle corporate, charity, partnership or trust buyers?
No. This calculator assumes an individual buyer throughout. Corporate, ATED-related, charity, partnership and trust reliefs are genuinely different regimes and aren't modelled here.
Does this calculator apportion mixed-use prices between residential and non-residential elements?
No. Selecting "mixed-use" produces a warning rather than an apportioned figure - this calculator does not model how the price should be split.
